Costs and Fees
It is always difficult to give an accurate assessment of fees without considering the individual project, as they are dependent on the size of the existing property and the complexity of the proposal.
However, I am determined to have the most competitive fee structure, as I believe every project should start with quality plans, at a reasonable price. This is why I will promise to match or beat any written quote you have received from anyone offering the equivalent service.
Loft Conversion
An average loft conversion costs £800 (plus vat) for fully detailed plans including all structural calculations.
Single Storey Extension
An average single storey extension costs £650 (plus vat) for fully detailed plans, including building regulations.
Two Storey Extension
An average two storey extension costs £900 (plus vat) for fully detailed plans, including building regulations.
New Houses:
Outline Application
An average application costs £1000 (plus vat).
Detailed Application
An average detailed application costs £2000 (plus vat).
New buildings also carry additional costs including:
Land Contamination Report costing approximately £525 (plus vat) and Surface Water Drainage Assessment, including percolation tests, costing approximately £750 (plus vat).
In addition the Local Authority charges its own fees for inspecting your plans and the work as it is done.

Dartmoor National Park*
*Building Control Applications within Dartmoor National Park are handled by West Devon Building Control, which together with South Hams and Teignbridge, form The Devon Building Control Partnership. If Planning Permission is required you will need to pay another application fee to the local council. These fees are standardised across the country and can be determined by following the link below.
