The next step is the preparation of plans and any structural calculations necessary for the project. I will then send you a copy of the plans for approval. Sometimes, structural or planning issues mean that some deviation from the original design brief is required and although I will do my best to discuss such possibilities in advance this is not always possible. If you do not feel happy with any changes necessary, it is usually possible to make amendments as a compromise. Alternatively, if you have had second thoughts about the design, changes can be made, but an amendment fee may be payable.<\/p>\n
The plans will then be submitted to the Local Authority, together with any relevant application forms and other documents. I will act as agent, dealing with any queries or problems until a decision is obtained. If, for any reason, the Local Authority requires any amendments, a further fee may be payable as above.<\/p>\n
